HOME INSPECTIONS
We provide the area’s best, most thorough home inspections. We use every bit of our extensive training, skills, and equipment to thoroughly inspect your home. We inspect your home’s structure, roof, electrical system, basement, attic, crawlspaces, plumbing, HVAC, all living spaces, and much more.
A detailed home inspection report, in electronic file format, is provided after your inspection is complete, and will contain plenty of digital photographs and detailed descriptions of identified defects and other aspects of your home that you will want to know. We endeavor to deliver Home Inspection reports within 48 hours of the inspection appointment. Dependent on the age, size, and condition of the home, we may deliver the report by the end of the day.

RADON TESTING
On-site Radon testing is an ancillary service provided for new and existing homes. Opt to include it in your Home Inspection or conduct it as a “stand-alone” service.
According to the Environmental Protection Agency (EPA) Radon is a naturally occurring radioactive gas that is invisible to the eye and scentless. After smoking, Radon is the No. 2 leading cause of lung cancer in the United States. It is recommended by the EPA that Radon testing be accomplished for every home. Testing is the only way to know your level of exposure. A Radon testing device will be placed inside the home for a required amount of time (typically a minimum of 48 hours). Results are reported in picoCuries per Liter (pCi/L). According to the EPA, concentration levels above 4.0 pCi/L pose a risk and it suggests the need for mitigation/remediation.

MOLD INSPECTIONS & INDOOR AIR QUALITY TESTING
Indoor Air Quality (IAQ) refers to the air quality within and around your home, especially as it relates to the health of you and your family. You can help reduce the risk of indoor health concerns by identifying and controlling common pollutants indoors. Some of the most common pollutants include mold and/or mildew, pollen, pesticides, and outdoor air pollution.
As part of your IAQ and Mold inspection, a visual examination of the accessible areas of a home will be conducted; much like a standard home inspection. Two air samples (at minimum) and one mold sample (if present) are included in each IAQ and Mold inspection. Samples will be collected and transported to a certified laboratory for analysis.
WELL & WATER TESTING
Well water testing is an ancillary service provided by Rzany Home Inspections. It is recommended by Wake County that well users test their water annually for Coliform bacteria. While Coliform bacteria is the most common type of water testing, samples can be tested for various types of contaminants, e.g. Fecal Coliform Bacteria, Total Coliform bacteria, lead in water, pH levels,
Collected water samples will be transported to a state certified laboratory for analysis. Results are generally available within 2-3 days, dependent upon the type of testing being conducted.
Stand-alone Price: $250 (Includes analysis for lead in water, nitrates/nitrites, and Coliform bacteria)

SEPTIC SYSTEM INSPECTIONS
We are a North Carolina Septic Inspector. As such, we are highly qualified to evaluate the overall condition of your on-site wastewater system. Rzany Home Inspections will locate and assess the condition of the septic tank and its components. We will also attempt to locate the distribution device, and the drain field. An inspection also includes an evaluation of:
- Evaluation of scum and sludge layers
- The tank inlet and in-flow into the tank
- The outlet baffle/T and filter
- If present, testing of pumps and alarms
